General Terms & Conditions of mortgage

According to our experience our clients’ main concern is to acquire the maximum mortgage possible since they purchase for investment purposes. (In Hungary mortgage can be acquired up to 60% of the purchase price, in general.) Thanks to our mortgage experts we can offer a more competitive package, up to 70-80% of the purchase price. We also negotiate with our developers to achieve a payment plan that suits our clients best: usually it is enough to acquire the mortgage on completion, so clients do not have to start paying the instalments before their apartment is ready and can be rented out.

The available loan to value lies in the range of 70%-80%, but you might be able to increase this amount by involving an additional collateral. Interest rates can be found between 4.97%-6.11% depending on the amount of deposit and the financial standing proved by the applicant. Banks are developing the system for accepting the monthly repayments in any currency. The maximum term depends on which bank you choose to cooperate with, but it should be 30 or 35 years, the age limit is 65-68 years. Interest only option is available for the first 5 years of the term. (Since our clients usually invest for 5-10 years, it may be worth considering this option.) Please contact us for more details.

Special offer: Equity Release Mortgage

A new product has been introduced for clients who already own one apartment (or more) in Budapest. It enables you to finance your existing apartment and liberate additional funds for further investments. The maximum loan to value you can reach is currently 70% which is exceptional on the Hungarian mortgage market. Interest rates are getting more and more favourable as well which means 5.5%-6.5%.
